Bulk REO & Note pools are nothing new, but given the current mortgage meltdown, they are becoming increasingly popular for large
institutional lenders and their Asset Managers. They will typically deliver a large pool ($1 Million to $100+ Million) of properties at a deep
discount vs their fair market value so that they can dispossess the assets as quickly as possible and thus free up their own capital
reserves. If you have any experience in this arena, then you know that these pools are “elusive” – mainly because most of them are
purchased by well positioned investors before anyone sees the list.  
Therefore it’s important to understand that REO investing
requires the need for speed and liquidity, so in order to take advantage of these offerings, you have to work with GPS
in advance so that we know your capital capacity and desires.

Please note that we only work with buyers directly. Why is this? Quite simply this is because in order to get the best product
and protect our relationship with seller sources, we are required to ensure that the buyers we represent are legitimate and have the
capacity to close. All other intermediaries must step aside to allow us to complete this process – however
such parties can remain as
payable on the Master Fee Agreement as part of the Buyer’s Rep “Team.”
Clearly if you as a buyer can approach the selling sources
directly you will not need our help, however, assuming you have not yet cracked this code, then the obvious benefit of our
representation on your behalf is that you can be assured that anything we present to you is real, is available either exclusively or
competitively, and is from a verified, reputable and actual seller.  

How do we accomplish this?  By virtue of our Buyer’s Letter of Authority, Buyer’s Profile and/or Letter of Interest, and the ability to
hard proof verify, we are afforded unique access to the direct seller or their authorized representative.  Before we even view a tape
from a new source we will first speak with the seller and/or their authorized representative and do our due diligence to qualify them as
the “real deal.”  The result is we bring you tapes that you can purchase and close.

Working with us is not for everyone.  We focus on a select niche of investors that are:
•        Experienced in bulk buying with proven exit strategies and track records
•        Clear about what they want and have a realists perspective on the competitive and pricing dynamics at play
•        Interested in asset pool valuations of $50 million, and less
•        Able to verify direct access to / control over sufficient funds using discrete and confidential means
•        Prepared to verify funds in advance of receipt of tape
•        Working with a Buyer’s Representative because they realize their time is better spent on activities other than sourcing, verifying
and filtering an endless number of "potential" deals
•        More comfortable in working with others that also believe in performance and results, discreteness, confidentiality and
professionalism

Please note that we work with pool sizes of UP TO $50million and primarily focus on deals in the $5-20 million range.
Why is this? We find that most pools over $50million have already been shopped with all the normal heavy hitters. Truthfully, if you
have access to more than $50million in funds, you should be able to get direct access to any bank you choose by simply giving them a
call and telling them of your desires. Now, if for some reason you have tried this and you are not able to accomplish this, then either
you have a problem with your current buyer’s team or you are not speaking to the right people. By all means, we’d love to represent
