SELLING - How to Post an Auction
                                    
HOW TO POST AN AUCTION ON GPS AUCTIONS.

To make your Auction entry process simple and easy, please gather all of the information and then
send to GPS Auctions! Via email at
auctions@genesispropertysolutions.org and/or via fax to
813-200-3324.

There are a total of THREE ITEMS we need from you to post an auction on this site:
1) Payment of your Auction Posting Fee (if applicable)
     --

     --Upon payment on the secure site, you'll receive a receipt for payment

2) The "To Do Checklist"
     --download the checklist here - This will help us to tailor your auction to meet your needs

3) Signed copies of the Terms Agreements
     --Seller Terms (signed by Seller and Listing Agent)
     --
Listing Agreement Addendum (signed by Seller and Listing Agent)
     --
Listing Agent Terms (signed by Listing Agent - note, this document only needs to be signed
ONE time by an agent and submitted the first time they place a property on the site, once an
agent sends in a "Listing Agent Terms" agreement, the same terms will apply for all their activity on
the site, therefore you do not need to re-submit this form each time).

After , you've paid your Posting Fee and gathered the documents in Steps 2 & 3, simply send
them to GPS Auctions using one of these methods:
1) Send via email + attachments to
auctions@genesispropertysolutions.org  (PREFERRED)
2) Fax to 813-200-3324

Changes or updates to the information can be made once the property is loaded, but having all
information during the initial upload is very beneficial.

MORE TIPS...
1) Try to schedule your showings for GROUP showings – these have seemed to work very well
with the auction format to create extra excitement!

2) remind all interested bidders that they must register with GPS in order to get a Bidders ID and
Password. Tell them not to wait, b/c it takes min 1 biz day to process their request.

3) Tell bidders to bid EARLY and to use the “max bid feature” to “protect their desired bid range.”
Be sure to read the Bidding Tips online to see how these key features work so you can explain to
the bidders if they ask you.

4) The #1 tip you can do to get your phone to ring off the hook is to change your listing price in
MLS and Realtor.com to be the minimum bid amount.  However, when you do that, be sure you
also make an explanation in MLS and to confirm with your local MLS that this is OK. Remember,
GPS Auctions is not a real estate broker and we are NOT providing real estate brokerage advice,
but we can tell you what other agents (here in FL) have done in MLS:
      For the public remarks: AUCTION PROPERTY  "List Price represents opening bid price for
online, reserve auction.  See realtor only remarks for details. All offers must be submitted through
AUCTION WEBSITE!
      For the realtor remarks: AUCTION! AUCTION! Submit bids (offers) @ www.GPSauctions.org.
         
5) The lower you make your opening bid (provided you match this to MLS), the more calls you
will get. This can help you too to get lots of buyers leads for this and other properties.

6) HOWEVER, if there is a large difference between your opening bid and your hidden reserve, it’s
highly likely that (unless you do some significant promotion) your auction will end up falling short
of the reserve price.  If you make the spread too large, you may get those buyers leads, but at
the risk of not meeting the reserve. Give some thought to that.

7) The biggest learning lesson is that the sooner the bidders meet the reserve (ie when the
computer shows “reserve met = yes” the more bidding that occurs b/c bidders know that the
auction is a “go” and seller will sell). Thus, the lower you can make your reserve compared to the
opening bid, the sooner bidders will reach reserve met and thus the more bidding excitement that
may occur.
